What did Arena REIT report?

  • Annual distribution for FY2026 rose 5.5% to 19.25 cents per security, in line with guidance
  • June quarter distribution paid of 4.8125 cents per security on 6 August 2026
  • Tenant Edge Early Learning represents 14% of annual rental income; all rent received up to 31 July 2026
  • Average centre occupancy in stabilised portfolio was 76.7% at 31 March 2026 (down from 79.3% in 2025)
  • Net rent to gross revenue remained stable at 10.0% for the period

What else do investors need to know?

Arena is working with tenant Edge Early Learning, which requested a rent deferral in late July as it pursues a business restructure. Edge did not pay rent due on 3 August 2026, prompting Arena to issue lease default notices the following day. Arena holds about $4 million in bank guarantees and security deposits from Edge to help secure its position.

Arena has enlisted McGrathNicol for advice and is assessing its options to protect rental income and asset values. Despite the situation with Edge, Arena reaffirmed that distributable income and distributions for FY2026 have not been affected.

What's next for Arena REIT?

Arena has postponed its FY2026 financial results announcement, originally due out on 12 August, to allow for an independent valuation review of properties leased to Edge. The company expects to report results in the week beginning 17 August 2026 and says it will update investors when more information is available.

Arena remains focused on preserving asset value, maximising outcomes for securityholders, and working constructively with Edge to find a way forward. Management continues to actively monitor the situation and consider all available options.

Arena REIT share price snapshot
