About Lendlease Group
Lendlease Group (ASX: LLC) is an international property development and construction business operating across Australia, the Americas, the UK, Europe, and Asia.
The business comprises three segments: development, investments, and construction. The company is in the transition phase from being a development-led to an investments-led business with capital being reweighted to its investments segment.
This strategy stems from a period where the company's future pipeline was so large, it could not be funded from its own balance sheet. The group is selling stakes in its projects to its funds management clients as well as seeking joint venture partners. This move sacrifices development profit, in return for management fees, reduced risk, and capital to accelerate the company's development pipeline.
Construction generates large revenues but slim margins. This business segment is currently being retained to preserve expertise and scale for Lendlease's development business. Lendlease sold its engineering and services business during the pandemic, but retains some risks, notably the Melbourne Metro project which has years to run. It has also divested its retirement living business.
